Project Feasibility
Prior to the start of a project we can provide a simple report that illustrates whether an owner can do what they are seeking to complete without going through the costly processes only to find out that the location is not appropriate, zoning issues or other restrictions. Loder Construction, Inc. will develop an overall conceptual design and floor plan by connecting our client’s vision to our knowledge of construction.

Entitlement
We are experts on getting Conditional Use Permits and/or Development Agreements by working directly with the City or Country planning department to streamline the process. This includes managing the many professionals required for a successful application. Currently, we boast a 100% CUP acquisition.
Schematic Design
Loder Construction, Inc. assists in shaping the design of the Owners Program and Project Specifications for budgeting and planning department approval.
As Design Progresses
Loder Construction, Inc. monitors design professional’s work for conformity to conceptual plan and contractibility. We update both the overall project budget and schedule for review by the client. We provide subcontractor input to avoid potential difficulties during construction. We also act on the client’s behalf for hearings required by local jurisdictions.
Once a Project Plan is Finalized
Licensed professionals produce construction documents which meet all project criteria set forth previously. Loder Construction, Inc. sets construction milestones and project phasing, and then we facilitate permitting through the local building department. Loder Construction, Inc. will then send bid requests to qualified subcontractors. Once received, we review bids with the client for award decisions.
